Metal Roof Inspection in Sedan, Kansas: Residential Care Facility Faces Critical Repair Needs

At Ridgeline Roofing, we recently completed a thorough metal roof inspection in Sedan, Kansas, focusing on a long-standing residential care facility. This 29-gauge metal roof, estimated to be over 30 years old, showed multiple signs of age-related wear and poor original installation.

Our inspection revealed numerous issues, including improperly installed break metal, lack of end wall flashing, and protrusions sealed with tar—an outdated and ineffective material for roofing applications. Tar may have once been standard, but today’s roofing demands more durable, modern solutions.

Over the years, Kansas weather has taken its toll. The roof has suffered from thermal expansion and contraction, a natural process that widens screw holes and loosens fasteners. Combined with structural settling, this results in weakened integrity and potential water infiltration.

One important note we discussed in our weekly team meeting was the presence of striations in the metal panels. These ridges help prevent “oil canning,” an unsightly waviness that can occur with flat panels. It’s a detail we pay attention to on every metal roof installation we do, ensuring your new roof looks as good as it performs.

Video Transcript: "It's Tim Yates with Ridgeline Roofing and Solar. I'm in Sedan, Kansas today taking a look at a residential care facility. It's a 29 gauge metal, and it's been on here for, I'm gonna assume, probably at least thirty years. And it's got a a lot of issues. It's had some poor workmanship to start with.

You can see this here, this is done incorrectly. This, break metal here is supposed to be under the cap for starters. So that's just completely started wrong, and there's no end wall flashing on that. None of the the protrusions coming through the roof are flashed incorrectly. They've taken tar and sealed some stuff up.

And tar is just we don't ever use tar on the roof. Tar is just something that's a thing of the past. And, this roof has, a lot of areas where it's pulling up from the wind. It's, just hot summer heat, cold winter cold has has caused this roof to expand and contract. It widens all the holes for your screws that are going in this panel, and it loosens everything up and and combine that with some settling, and that's what you get.

So this also has point out, we talked about this in our morning meeting today, our our Monday meeting. These striations in this panel, they're there to keep this panel from oil canning. And if you ever put on a panel that doesn't have the striations, it really looks bad because they oil can. They oil can every time too. So, we're gonna put in an estimate for this for for replacement, and, we'll bid it for metal, and we'll bid it for shingles, and we'll let our customer decide which way they'd like to go with it.
